Property types
Retail, multi-family, office, industrial, hospitality and most income-producing commercial property. If the asset generates income and there is equity in it, it is worth a conversation.
How to make a bridge close on time
Fourteen to twenty-one days is achievable, but only when the file moves at that speed too. Have the existing loan documents, a current rent roll, the purchase contract and your entity documents ready before you apply. The lender's diligence can run fast; waiting on the borrower is what usually blows the date.
